Maintenance Supervisor

SUMMARY

Under the direct supervision of the GTBHD Manager, the Maintenance Supervisor works at a variety of semi-skilled tasks to maintain and repair all GTBHD units and property. This position also supervises the GTBHD maintenance staff and must be available on a 24-hour basis for emergency calls.

MINIMUM QUALIFICATIONS

  • High School Diploma or GED.
  • Must have three to five years of progressive supervisory experience in a similar field.
  • Must have residential construction trade or overall residential maintenance knowledge of at least five years.
  • Must have a valid Michigan Driver's License and be insurable by the GTB insurance carrier.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Report during standard business hours or as needed to accomplish job.
  • Responds to maintenance emergencies that effect health and safety (plumbing, gas leaks & electric).
  • Schedules work repairs and remodeling of occupied and vacant rental units.
  • Perform work to complete job satisfactorily and inspect all work performed by staff.
  • Maintain professional level with staff and community.
  • Annual inspection of rental units for structural and minor repairs needed.
  • Repair plumbing, electrical, heating, drywall and paint units as needed.
  • Advance carpentry and exterior maintenance skills.
  • Repair appliances and replace lights.
  • Advance floor maintenance skills, installing vinyl plank, VCT, carpeting, etc., for units.
  • Must be a punctual self-starter, have good organizational skills and ability to work well with others.
  • On-call 24 hours a day 7 days a week.
  • Must prioritize daily, weekly and monthly responsibilities with maintenance staff, promoting industry standards and timelines for completing jobs.
  • Must ensure maintenance staff has the education/training and experience needed.
  • To follow all GTB policies and procedures.
  • Answer daily incoming calls.
  • Become knowledgeable of all GTB service programs and make referrals as necessary.
  • Advance skills of maintaining all equipment. Keep maintenance records and warranties of all equipment.

  • Certification oversight of role done by staff, safety and health of housing tenants always a perspective.
  • Prepare monthly reports on status of projects-work orders to Housing Manager.
  • Conduct annual performance evaluation of maintenance worker(s) in coordination with Housing Manager.
  • Initiate performance procedures to address and correct performance deficiencies.
  • Be available for training to update skills and other skills necessary for growth of the position.
  • Maintain confidentiality of all matters involved with tenants.
  • This supervisor is a working supervisor and will be making staff and tenant contacts daily.
  • This supervisor will solicit bids of materials and services as needed and as appropriate.
  • Will work closely with Maintenance Unit & Procurement Coordinator to monitor and track work orders, set up preventative maintenance schedules, coordinate contracted work and communicate inventory and material needs of maintenance.
  • Carries the Tenant Emergency phone (which is a 24-hour/7 day-a-week number) and sends out service calls to the appropriate vendors for the tenant's emergency.
  • Other duties as assigned by your supervisor that related to the overall coordination of events impacting Housing.

OTHER SKILLS AND ABILITIES

  • Knowledgeable and able to use power tools properly such as, but not limited to saws, drills, pumps, lawn mowers, tractors, plane, and router.
  • Knowledgeable and able to use hand tools properly such as, but not limited to hand tools, saws, coping saw, keyhole saw, hammer auger, shovel, rake, drill bits, block plane.
  • Must possess skills to be able to train and communicate clear direction to the maintenance staff.
  • Must be well organized and able to delegate as appropriate.
  • Must be able to multi-task daily without losing perspective.

EDUCATION and/or EXPERIENCE

  • High School Diploma or GED, with three to five years of progressive supervisory experience in a similar field.
  • Must have residential construction trade or overall residential maintenance knowledge of at least five years.
  • Must have documented knowledge of residential building systems, i.e., plumbing, electrical, heating, structural, etc.

OTHER QUALIFICATIONS

  • Must be licensed or certified in an area related to maintenance or building trades such as carpentry, plumbing, electrical or HVAC.
  • Must be well versed in the residential maintenance trade and possess the necessary skills to make reasonable and appropriate decisions on how to proceed with work projects on the many scenarios that may come up daily.
  • Must possess good common sense with a well-rounded background in residential maintenance and carpentry.
  • Demonstrated knowledge of building construction, materials and methods.
  • Demonstrated knowledge of building codes, electrical, plumbing and related codes.
  • Knowledge of current laws and ordinances regulating building construction.
  • Demonstrated knowledge of the design and construction process.
  • A Michigan Builders License is preferred.
  • Must be willing and able to complete Program Director's training within one year of employment.

DRIVING REQUIREMENTS

  • Must have a valid Michigan Driver's License and be cleared to drive tribal vehicles.
  • Must be insurable by the GTB insurance carrier.

SUPERVISORY RESPONSIBILITIES

Directly supervise the housing maintenance staff.

EQUIPMENT TO BE USED

General office equipment, such as calculators, computers, modem, copier, fax machine, phone system, etc. Various hand tools and carpentry tools. Various small equipment uses, such as 110 tractor, snow blowers, and lawn mowers.

TYPICAL PHYSICAL DEMANDS

This is a working supervisory position that will be required to lift to 50 lbs. Must be in good physical condition, be able to climb, crawl, stoop, bend, and access crawl space if necessary.

TYPICAL MENTAL DEMANDS

The employee uses judgment in identifying and selecting the most appropriate procedures to use, or in determining which of several alternatives to use. Some deadlines are involved, so there is time pressure on occasion.

WORKING CONDITIONS

A great deal of work is performed in housing building garage, and the tenant houses making repairs. Must work in extreme seasonal conditions such as summer heat and winter cold. Some of the work is at the other GTB housing units in Charlevoix and Benzie, and Antrim properties, and you are expected to go on-site on a regular basis.

COMMENTS

Native American preference will apply. Must be willing and able to pass a background investigation and a drug and alcohol urinalysis as a condition of employment. Adherence to strict company policy regarding confidentiality is a must.
