Facilities Maintenance Supervisor 1st Shift

SUMMARY

The Facilities Maintenance Supervisor is responsible for the overall management, oversight and direction of the Facilities Maintenance Sub-Department. This position is also responsible for the proper administration, planning and monitoring of tribal wide physical plants, and other mechanical systems, building structures and grounds maintenance, including snow removal, housekeeping, facilities, evaluation, planning, routine repairs and planned rehabilitation/refurbishing. Also included are summer site preparation, installations, repairs, upgrades, grass cutting and other outside maintenance. This position will administer the tribal government maintenance objectives that ensure all tribal government buildings and surrounding grounds are maintained appropriately. Must have knowledge of and be willing and able to perform all levels of maintenance. Responsible for all daily work assignments and ensure each assignment is completed according to specifications and in a timely and efficient manner.


ESSENTIAL DUTIES AND RESPONSIBILITIES

ยท Perform all other required responsibilities for the management of personnel.

  • Review the size and nature of caseloads on a quarterly basis, with all direct services staff.
  • Coordinate in-service training session of topics related to the service delivery.
  • Assure that training of staff and any certification of licenses are current and that staff is meeting the continuing education requirements in a timely manner.
  • Maintain compliance with applicable Federal, State, Local and Tribal Laws and regulations.
  • Develops, maintains and follows Department and Tribal policies pertaining to construction, operation, janitorial, and maintenance of tribal plants, systems, building grounds, property and personnel.
  • Develops systems for comprehensive facility evaluation to establish effective schedule of maintenance and repair or replacement of tribal wide building and plant systems.
  • Recommends time frame for building replacement, expansion, condemnation or reconfiguration for other functionality.
  • Coordinates and participates with appropriate other Tribal Departments in planning and executing planned improvements.
  • Coordinates activities with other Departments to accomplish tribal goals and objectives within tribal policies, resolutions, directives and codes.
  • Assign all daily tasks and projects and monitor the quality and completion of each.
  • Must adhere to the confidentiality of each department where maintenance service is being performed.
  • Must be a working supervisor and able to perform all of the maintenance duties.
  • Inventory, order supplies and equipment and maintain supplies and equipment for each building.
  • Maintain an inventory of tools on a monthly basis for accountability, and assign tools accordingly.
  • Monitor cleaning supply inventory to include ordering to ensure sufficient supply stock for daily operations.
  • Work with maintenance staff to solve problems and supervise all maintenance projects.
  • Conduct formal in-house training for all the maintenance staff.
  • Evaluate all of maintenance staff annually and submit performance appraisals for each.
  • Keep records of preventive maintenance on equipment, facilities, furnace, and all maintenance tribal vehicles.
  • Direct maintenance staff in operation of all maintenance equipment.
  • Perform all duties of Maintenance II position.
  • Coordinate with other outside contractors on maintenance projects, as requested.
  • Other duties as assigned by your supervisor that is appropriate for position.

OTHER SKILLS AND ABILITIES

  • Must have outstanding written and verbal communication skills.
  • Good time management and organizational skills are critical.
  • Excellent interpersonal skills with demonstrated patience, tact, and respect.
  • Exceptional detail and follow-up skills.
  • Work requires some computer proficiency, preferably in Microsoft Windows, Word, Excel, Outlook, Power Point, and other Microsoft office products.
  • Ability to quickly evaluate alternatives and decide on a plan of action.
  • Must be able to deal with difficult people without losing perspective.
  • Ability to effectively establish priorities and meet deadlines.
  • Must be able to instruct and train maintenance staff of the proper procedures and techniques to accomplish assigned tasks.
  • Must be able to coordinate and delegate duties for all levels of maintenance.
  • Must apply safety rules and regulations while working on projects inside or outside of buildings where other personnel are working.
  • Must be able to communicate clearly with co-workers and other supervisors.
  • Must have CPR and First Aid Certification.
  • Must understand, implement and train maintenance staff on OSHA rules and regulations.

EDUCATION and/or EXPERIENCE

  • High School Diploma or GED.
  • At least five years of maintenance experience.
  • Working knowledge of HVAC, carpentry, plumbing, electrical and general maintenance and grounds maintenance.
  • Supervisory and leadership experience.

DRIVING REQUIREMENTS

Must have a valid unrestricted driver license and be insurable by the GTB insurance carrier.


OTHER QUALIFICATIONS

  • Must have management experience.
  • Must be able to pass written test with 85% or above, and a practical test with 100%.
  • Certification in a maintenance related field.

SUPERVISORY RESPONSIBILITIES

  • Direct supervision of all 1st Shift Facilities Maintenance staff.
  • Prepare and conduct regular performance evaluation reviews.
  • Initiate performance management procedures to address and correct performance deficiencies.
  • Coordinate staff training as needed.

EQUIPMENT TO BE USED

All tools, machinery and equipment used by all of maintenance staff. Basic office machines, i.e., computer, fax machine, copier, telephone, etc.


TYPICAL PHYSICAL DEMANDS

Must be in good physical condition and able to life heavy objects on a frequent basis. Balance, dexterity and motor skills are essential to this position. Must be able to left at least 50 lbs., climb ladders, snow removal, load and unload supplies and equipment. Must be agile and flexible enough to work in a confined area or space.


TYPICAL MENTAL DEMANDS

Must be able to effectively handle stressful and compromising situations, while remaining focused and professional. Must be able to work productively under strict time constraints with variable deadlines. Must be able to make quick, informed decisions.


WORKING CONDITIONS

Must be able to move from location to location as work assignments may be changed or prioritized. Will be required to travel within the service area to other tribal buildings and to assist other maintenance personnel working at those buildings.


COMMENTS

Native American Preference will apply. Pass a criminal history background check with no felonies or serious misdemeanors and a drug and alcohol urinalysis as a condition of employment. Adherence to strict company policy in regard to confidentiality is a must.
