Facilities Maintenance I

SUMMARY

The Maintenance I will be responsible to know and perform, as needed or requested, all duties of the Utility Worker staff and Maintenance I. The Maintenance I will also instruct and train other Utility Workers on the proper procedures and techniques to accomplish tasks assigned.


ESSENTIAL DUTIES AND RESPONSIBILITIES

  • To be punctual when reporting for duty as scheduled by your supervisor.
  • To follow all rules, regulations, and policies of the Grand Traverse Band.
  • Must adhere to the confidentiality of each department where maintenance service is being performed.
  • Order supplies or equipment to be used in the performance of duties.
  • Must be willing to perform all duties required of Utility Worker, which will include dusting, mopping,
  • Vacuuming and emptying of wastebaskets, for all offices bathrooms and break room areas.
  • Must be willing to perform Utility Worker and Maintenance I duties, if necessary.
  • May include shoveling of roofs, entrances and exits of tribal buildings.
  • Able to perform basic plumbing such as toilet repair or replacement, running water or sewer lines.
  • Able to perform basic carpentry skills such as hanging a door, repairing or replacing roofing, repairing or replacing drywall, repairing of replacing soffit or fascia.
  • Knowledge of basic HVAC such as replacing thermocouples or igniters in furnaces.
  • Basic maintenance skills such as installing door hardware, hanging blinds, assembling furniture.
  • Basic mechanical maintenance (both building mechanical systems and small engine) such as greasing, gears, bushings and bearings, changing filters, switches and sparkplugs.
  • Will be assigned daily projects or special assignments to be performed according to priority, availability of staff and availability equipment and supplies. All assignments or projects will have a timeline for completion.
  • Must be able to read and understand simple blueprints.
  • Preventive maintenance skills.
  • Must adhere to the Anti-Substance Abuse Policy as defined in the GTB Personnel Policy Manual.
  • Other duties as assigned by supervisor that are appropriate for the position.

OTHER SKILLS AND ABILITIES

  • The employee must be able to instruct and train in the use of proper procedures and techniques to accomplish tasks assigned.
  • Must be able to communicate clearly with co-workers and supervisors.
  • Must be able to work independently or as part of a team.
  • Must follow OSHA rules and regulations.
  • Must be able to coordinate, organize and select proper tools, staff and equipment needed for each assignment.
  • Must have good work habits, i.e. punctuality, low absenteeism.

EDUCATION and/or EXPERIENCE

  • High School diploma or GED
  • Must have at least three to five years' experience in commercial building maintenance
  • Must have carpentry, plumbing and electrical repair experience.
  • Must have knowledge of safety procedures and safety equipment recommended for use during the course of duty.
  • Must pass test with 85% or better, practical test 100%.

DRIVING REQUIREMENTS

Must have a valid unrestricted driver license and be insurable by GTB's insurance carrier.

  • Gardening tools and lawn maintenance tools
  • Snow removal equipment
  • Commercial lawn mowers
  • Pneumatic tools such as nailers, drills and grinders.
  • Welder and acetylene torches
  • Backhoe on Kubota tractor
  • Multimeters
  • All other equipment or tools of Technician I and II

TYPICAL PHYSICAL DEMANDS

  • Balance, dexterity and motor skills are essential to this position
  • Must be able to lift up to 50 lbs.
  • Climb ladders
  • Shovel and remove snow
  • Planting flowers, pruning and trimming of trees and shrubbery
  • Must be agile and flexible enough to work in a confined area or space
  • Load and unload vehicles of building materials or other supplies.

WORKING CONDITIONS

  • Must be able to perform routine or preventive maintenance duties in all seasons of the year indoors or outdoors.
  • Must be able to move from location to location as work assignments may be changed or prioritized by supervisor.
  • Must be willing to work with other Technician levels or Housekeepers as part of a team approach to accomplish all tasks in and timely and efficient manner.

COMMENTS

Native American Preference will apply. Pass a criminal history background check with no felonies or serious misdemeanors and a drug and alcohol urinalysis as a condition of employment. Adherence to strict company policy in regard to confidentiality is a must.
