Commercial/Residential Maintenance I

COMMITMENT TO TRIBAL MEMBERS SERVICE

Service encompasses all aspects of the Grand Traverse Band of Ottawa and Chippewa Indian's governmental operations. Every employee shares the responsibility to provide exemplary service, dignity, and respect to all Tribal Members, the Tribal Council, and staff members. To this end, all employees have an obligation to identify and report any service problems, issues, or concerns and through designated channels, initiate, recommend, and actively participate in solutions.

SUMMARY

The Commercial/Residential Maintenance I position is responsible for the commercial and residential maintenance program of Facilities Maintenance and Housing Department including tribal government buildings, housing, rental and elder's units and grounds are maintained in the most efficient manner possible.

MINIMUM QUALIFICATIONS

  • High School diploma or GED.
  • Previous experience in the repair and maintenance of commercial/residential units.
  • Must have carpentry, plumbing and electrical repair experience.
  • Must have a valid unrestricted driver license and be insurable by the GTB insurance carrier.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • To report for work as scheduled by your supervisor.
  • To follow all rules, regulations, and policies of the Grand Traverse Band.
  • Must adhere to the confidentiality where maintenance service is being performed.
  • Order supplies or equipment to be used in the performance of duties.
  • Responsible for maintenance of tools, vehicles and equipment used during the course of duty.
  • Must be willing to perform all duties required of Utility Worker, which will include dusting, mopping, vacuuming, empty wastebaskets, for all office bathrooms and break areas.
  • Outdoor and grounds maintenance may include snow and debris removal, shoveling of roofs, entrances and exits of tribal buildings. mowing lawns on vacant units, pruning shrubbery if necessary, sidewalk or step repairs and resealing of asphalt on driveways if necessary.
  • Able to perform basic plumbing such as toilet repair or replacement, running water or sewer lines.
  • Knowledge of basic HVAC such as replacing thermocouples or igniters in furnaces.
  • Basic mechanical maintenance (both building mechanical systems and small engine) such as greasing, gears, bushings and bearings, changing filters, switches and sparkplugs.
  • Restoration and maintenance of commercial/residential may include carpet cleaning, floor repairs, preparation of for painting, replacing drywall, cleaning or replacement of appliances, window, door/lock hardware & replacement, blinds assembling furniture, plumbing and wiring assessment, roof and siding repairs, garage repairs, carpentry, and repairing or, repairing of replacing soffit or fascia. Other necessary repairs.
  • Will be assigned daily projects or special assignments to be performed according to priority, availability of staff and availability equipment and supplies. All assignments or projects will have a timeline for completion.
  • Must follow all recommended safety procedures.
  • Must be able to read and understand simple blueprints.
  • Must adhere to the GTB Personnel Policy Manual.
  • Other duties as assigned by supervisor that are appropriate for the position.

OTHER SKILLS AND ABILITIES

  • Must have good oral communication skills in order to communicate with co-workers, supervisors and tenants.
  • Must have good written skills in order to maintain records necessary for the position.
  • Must have previous experience in painting/drywall.
  • Must have experience in heating, cooling and electrical.
  • Must have experience in lawn care, plumbing, sidewalk and asphalt repair.
  • Must have basic math skills.
  • Must be able to work independently or as part of a team.
  • Must be able to coordinate, organize and select proper tools, staff and equipment needed for each assignment.
  • Must have appropriate endorsements for all vehicles required to operate in the performance of duties
  • Must follow OSHA rules and regulations.

EDUCATION AND/OR EXPERIENCE

  • High School diploma or GED.

DRIVING REQUIREMENTS

Must have a valid unrestricted driver license and be insurable by GTB's insurance carrier.

EQUIPMENT TO BE USED

Floor care products and floor care equipment, vacuums, window cleaning equipment, gardening tools and lawn maintenance tools, snow removal equipment, commercial lawn mowers, weed whacker, various hand tools such as nailers, drills and grinders, backhoe, Kubota tractor, multimeters, ladders and other general maintenance equipment.

TYPICAL PHYSICAL DEMANDS

  • Balance, dexterity and motor skills are essential to this position
  • Must be able to lift 50 pounds
  • Push snow blower, lawn mowers, etc.
  • Be able climb, crawl, stoop and bend
  • Climb ladders, shovel and remove snow
  • To access crawl space if necessary
  • Load and unload vehicles of building materials or other supplies.
  • Planting flowers, pruning and trimming of trees and shrubbery
  • Must be in good physical condition
  • Must have demonstrated good attendance
  • Must be able to travel within the service area

TYPICAL MENTAL DEMANDS

The employee used judgment in identifying and selecting the most appropriate procedures to use, or in determining which of several alternatives to use. Some deadlines are involved, so there is time pressure on occasion.

WORKING CONDITIONS

  • Must be able to perform routine or preventive maintenance duties in all seasons of the year indoors or outdoors.
  • Preventive maintenance and repairs will include commercial and residential.
  • Preventive maintenance and repairs will include working in all seasons and during adverse weather conditions.
  • Work is performed in the six-county service area.

COMMENTS

Native American and Tribal Preference will apply. Must be able to pass a background investigation and a drug and alcohol urinalysis as a condition of employment. Must be able to work flexible hours and to take on additional responsibilities when asked. Must adhere to company policies regarding strict confidentiality.
